2. The living room - if you have hardwood floors, they should not be scratched and should be bright and shinning or if carpeted the carpets should be clean and not worn. The furniture should be the right size for the room and not oversized and should be in great shape and not covered with electrical tape trying to hold it together, do not laugh, I have seen it. The walls should be painted in a light color and windows clean and shinning, the drapes should match the room and have eye appeal. The just read newspaper should not be open and lying on the coffee table. Everything should be in its place. Fresh flowers always look nice.
4. Dining Room - should not have the childrens homework spread across the table or a puzzle being put together on it. It should look like a place where formal entertaining takes place. Drapes should be cleaned and match the dinning room wall coverings or paint.
There is also nothing worse than the smell of spices from last nights dinner drifting through the house either, so be careful of using strong smelling cooking ingredients during the time your home is listed for sale. The smell of home baked bread, cookies or cake is always great but can also be looked at as trying to cover other smells so I personally do not think that is a great idea either. Also, the use of fragrant candles is not a good idea as again it can be and has been used to cover odours and may be seen as just that.
